What are Timeshare Point Systems?
Timeshare Point systems are a unique form of non-specific holiday ownership with all of the benefits of Timeshare.
How do Timeshare Point Systems differ from conventional Timeshare?
With conventional Timeshare you own a specific week in a specific unit in a specific resort, an inflexible system. With timeshare point systems you have no restrictions of conventional Timeshare. You are able to holiday when and where you like and as often as you wish using Points.
Timeshare Point Systems have been structured to comply with all applicable timeshare legislation in order to provide maximum protection for Members.
What is a Timeshare Point System?
You receive your annual allocation of Points and use these Points to exchange for holiday time in the Resort that forms part of the Timeshare Point System. Each Timeshare Point System has a different method in determining the point values and price structure. Refer to the comparative table below.
The Resort Points Value Guide contains the Points Tables of all the Resorts in the system. This enables you to determine how many Points it will cost to holiday in a particular unit size at a specific time of the year. Obviously peak seasons cost more Points than low season times and large units more Points than small units.
Members of a Timeshare Points System own the right to an annual allocation of Points. The total number of such Point Rights owned by all the Members can never be more than the number of Points in the System.
What is the major benefit of the Points System?
The flexibility of going on holiday, in or out of season - full week, midweek or weekends. Conventional timeshare holiday does not cater for such flexibility. You can take mid week breaks for just 25% of the Points for a full week and weekend breaks for 75% of the Points for a full week. The Resort Points Value Guide specifies the values of the various Resorts that offer this option.
The flexibility to holiday WHEN you want, WHERE you want, in the SIZE and QUALITY of accommodation that suits you best and if you don't want to holiday one year or you want more than you are entitled to then you can SAVE unused Points to the next year or BORROW Points from a subsequent year.
So how do I join a Points System?
You become a Member of the respective timeshare points system by purchasing a number of Point Rights. View our on-line database and / or register as a Buyer to enable you to be advised of new listings of points packages available on the resale market. These Point Rights entitle you to an annual allocation of Points. You also become a Member of the point system Management Association to which all Point System Owners belong.
Is there a levy to pay for my Points?
The cost of servicing and maintaining the accommodation in the System must be paid for. The calculation of the levies is based upon the total number of points owned, irrespective of where and when you make a reservation. In the case of Flexi Club, however, - the general rule is that your levy is the resort levy where you have made a reservation, conversely to other point systems where your levy is calculated on your annual points owned.
What happens to the Points I do not use?
Unused Points can be saved. Depending on the Points System in which a member owns the unused points can be carried over for three or five years. The Points System stipulates the saving rule.
What if I don't have enough Points for the holiday I want?
You can borrow Points from next year to use this year.
Can I buy more Points later?
Yes. If at any time you wish to increase your annual allocation of Points then you can purchase more Point Rights on the resale market at the then ruling resale price and add them to your portfolio.
So this is almost like an investment plan for future holidays?
Yes it is. It is an investment in terms of holidays and not an investment for financial gain or return. Points are available on the resale market at realistic and affordable prices.
Can the Points be sold?
Yes. Ownership of points is in perpetuity. If you at any time wish to sell your points you can complete our selling form and we will place your points on our resale database. You are also at liberty to resell your points through any medium you choose.
Can I let my friends and family use my Points?
Yes. You can book holiday accommodation for your friends and family using your Points. You can even rent out accommodation you book and earn income from your Points.
How much does it cost to become an Owner?
The price depends on the Point System. We have a large database of points in the different point systems for sale on the resale market. Take a look at the comparative table below. You can start with any number of Point Rights, but we suggest an initial investment reflected below in the table. Thereafter you can always increase your Point Rights ownership should the need arise.
How secure is my investment?
All holiday accommodation in the Points System is held in Trust in accordance with the respective point systems constitution / scheme rules. Buy purchasing points you have invested in a pool of property. The point systems are members of TISA the timeshare industries' regulatory body and are bound by its code of conduct.
Where can I use my Points?
Each Owner in the respective points system receives full details on all the Resorts in the system. In addition, as new Resorts are included in the system, existing Owners are able to holiday at these Resorts as well. Points Owners are also able to use their points by exchanging through RCI, either locally or internationally.
Can I always go on holiday in peak season?
Obviously not all Points Owners can go on holiday at the same time and the beauty of the point systems is its flexibility and variety. To cope with the peak season demand the peak season times cost more Points than out of season.
